It's a beautiful 3 bedroom house in a nice area. It is also very close to the Waurn Ponds train station, Waurn Ponds shopping center, Deakin University, and is only 200m from a bus line.

Expect a warm, cosy, modern house and stay. The rent includes unlimited internet, but not other utility bills, which are shared among tenants. The ducted gas heater is brand new, and I have paid more to install a more energy efficient one and added zoning options to each room.

The room available is a single bedroom, shares toilet and bathroom with one other tenant (male). The room is quiet in the sense that it's at the front of the house, while the other room, the shared toilet and bathroom are away at the back of the house.

The room has plenty of light. What provided in the room includes a single bed + mattress, a stand-alone wardrobe, desk and chair. You are welcome to bring your own furniture if preferred.

Kitchenware and utensils are provided.

I would prefer long-term lease, but I am pretty flexible and won't hold it against you if you need to move out earlier than expected, just need to give me a couple of weeks notice if possible.

I have always been strict with screening who to move in, and very lucky to have excellent tenants who get along well with each other and me, and they moved out due to relocation for work. So, I am looking for the next no-drama tenant and what's pretty much guaranteed is that you will get reliable and respectful housemates if there is a change of new tenants in the future.

An ideal housemate would be
• friendly, quiet and considerate of others in the house
• happy to clean up after using a common area
• be a good communicator should any issues arise
