Total household rent:
$450 per week, to be divided by 2-3 people, including myself (2 people $225ea. Or 3 people $150ea. )
Bond total $1800 (÷2 people = $900 ea. ÷3 = $600 ea. )
Mowing provided fortnightly. (included in rent).

Internet:
Fast (approx. 100Mbps), unlimited data, flat rate of $90 per month (to be divided by housemates eg ÷2 = $45pm, ÷3 = $30pm ea. )

Utility bills:
Cost is additional & depends on usage. (Divided between housemates)
Gas every 2 months.
Water & Electricity (separate) every 3 months.

Solid brick house in Glen Iris with:
- Ducted heating & reverse cycle air conditioning (cooling etc. )
- Gas cooktop, electric oven, microwave (mine) and dishwasher.
- 2 bedrooms available OR 1 bedroom + 1 study.
- Both available rooms have TV aerials.
- Vacant bedrooms have free-standing wardrobes and I have 1 queen bed & 1 double bed (pictured) available if needed. Some other furniture may be available. (Flexible)
- Shared living rooms are furnished by me (current tenant / student). (possible flexibility to furnishing)
- Shared living rooms + study / back bedroom recently (2024) had carpet removed & floorboards polished. (Pictures of living spaces need updating)
- 1 bathroom with separate bath & shower & W. C.
- 2nd toilet in laundry with appliances.
- All rooms have recently been painted except for the laundry & sunroom.
- Large backyard with gas bbq.
- Some storage space under the house & in garage - both lockable.
Parking (on & off street):
- 1 available car spot immediately in driveway / carport (out of 2, without blocking),
- Space further down the driveway + small space for 1 car in front of garage behind lockable gate.
- Lockable garage/shed at end of driveway fits 1 small car tightly.
- Free street parking (space to fit 2 cars on street in front of house).

Animals:
- 1 timid, but sweet & non-aggressive indoor only cat (pictured).
- Additional pets negotiable, but preferably no dogs.

Travel:
Walking:
- <10 min to Burwood station.
- 15 min to #75 tram.
- 12 min to Ashburton village.
PT:
- Tram 20-30 min to/from Deakin University, Burwood.
- Train 30-50 min to/from CBD.
- Tram 45-75 min to/from CBD.

Driving:
- 5 min to Ashwood shops & Woolies.
- 10 min to Deakin University.
- 15 min to Chadstone shopping centre.
- 20-40 min to CBD depending on traffic.
