It is FULLY furnished (single-sized beds provided) with vintage / retro things - including wardrobe, 2 x bedside tables, chest of drawers, mirrors, small table/desk, 2 x chairs, blanket/storage box, laundry hamper and side lamps. Gets good morning light, but can become reasonably dark after about 3pm.
Rent of $350pw /$1520. 85pcm INCLUDES Utility bills - gas, water and 'fair use' electricity - bedlinen/blankets and some household basics (dishwashing liquid and laundry powder) SLOW SPEED Internet suited only to email and surfing is available, if you don't yet have your own mobile data allowance, and can be accessed for a very small additional cost per week of $4 as you would be using someone else's account.

This room can also be used as a twin-share room for higher rent of $500pw/ $2172. 62pcm including the Utility bills (not internet) as 2 x single beds are available. 2 friends must move in at the same time and 2 friends must move out at the same time.

Approximately available from mid MAY 2026, when our current International PhD student completes his thesis and research project! There is a possibility he may stay a little longer, dependent on Visa renewal processes.
Fully furnished (single bed) is carpeted and wallpapered in a discrete floral pattern. Gets excellent natural light, however the window does NOT open, but a fan is provided to circulate fresh air when the room's door is left ajar.
This room can NOT be shared in any way - no partners, no sleepover friends - and this is not open for discussion or negotiation. For shorter term renting - minimum two full months, maximum ten months. Move-in timing will be determined when our current housemate vacates & finishes cleaning the room.

HOUSE:
Victorian-era style cottage - VERY small, very basic and OLD (has some cracks, squeaks and wobbles befitting the great age of the home) - located in a fantastic safe and quiet spot, walking distance to everything (400m or less) such as parks, shops, transport, gyms, library, cafes....

Completely vintage, retro, antique decor. Nearly everything is homemade, handed down, recycled, upcycled, repurposed or mended all with stories behind it, and we love it that way!

There is no sofa or couch in the living room as a small centrally-placed meals/sitting area fills that function. This sitting area is the communal hub of the home as it is at the end of the hallway and next to both the kitchen and bathroom! It is a high traffic zone! VERY well suited to conversations, rather than gaming or chilling.

Home-y, cozy, DIY/arty-crafty Nanna-style cottage, with that totally lived-in look!!! . Gas cooking and gas instant HWS. Internal toilet and bathroom which doubles as the laundry. The shower is over the bath.

Because it is an established family-style home, the kitchen has appliances, pots/pans, cutlery, mugs, glasses and plates. Vacuum, dusters, brooms, ironing board/iron, too. Everything! Accessible on 'shared use' basis - you use, you clean it, you put it back.

Garden is a TINY shady-green urban jungle wilderness, full of birds and critters - for which we make sure there is always a dish of water they can access. NOT big enough for entertaining, there is a compost bin, a few trees, some potted herbs and plants, a tiny paved area and good sized washline for drying laundry. As we keep the garden fairly 'natural' and leave water dishes out, we have visiting wildlife & birds that hang around or often run over the roof at night, raid the compost and pot-plants, plus occasionally may stare through the windows!

PRINCIPAL HOUSEMATE:
I'm a quiet-living, very busy person who also does LOTS of voluntary community work, including History Societies, committees and other community groups. Usually my days are 19-20 hours long, 6 days a week, so I am EXTREMELY conscious of appointments, timetabling & schedules. (I have to be, to fit everything into my day) I spend some of my monthly schedule volunteering / working in a farming community in VERY rural Victoria, a seven hour drive (one-way) away from home, so I may be away several days in a row from time to time. I have many, diverse activities and interests including DIY and crafts, cooking old-time foods, keeping fit /active /strong and a bit of gardening. I'm friendly, considerate, kind and thoughtful, not into creating class divides. I love being active, involved and productive! Absolutely love deep or spirited conversations not small talk. Semi vego, simple- and frugal- living right into reducing 'consumption', waste minimisation, recycling, repurposing, upcycling, passivhaus climate control, and all sorts of eco stuff. Try to minimise chemical use around the house as I have a SENSITIVITY / ALLERGY to perfumes and alcohol (including most cleaning products that contain it) Housemates would need to be (very) occasional drinkers and non-partiers.
OTHER HOUSEMATE ~ is an International late-40s male PhD student who also works part time (on call) who is planning to stay until he completes his thesis around May 2026. His professor has invited this international student to participate in a research project, which could require him to extend or modify his Visa. If he is unable to do this, then he will vacate the premises. Quiet living, polite, friendly, happy, respectful considerate and mature-minded. Early to rise/early to bed type of housemate who enjoys good chats when schedules align.

COMPATIBLE PEOPLE:
100% drug-free 100% of the time. Non smokers/non-vapers, low-rate/infrequent or non-drinkers (I have a sensitivity/allergy to alcohol/perfumes. And recently discovered also to chillies, of all things! )
General personal traits preferred: Reliable, responsible, clean, honest, not into creating dramas or class divides.. Considerate, thoughtful and respectful of others' space and belongings, quiet-living or studious (non-partier) able to communicate honestly and openly. Shares household cleaning chores WILLINGLY & REGULARLY without needing to be prompted, reminded or rostered. Clean (not OCD about it) and reasonably tidy. Gives priority to ensuring rent is paid in full, on time, every time (because the rent INCLUDES the share for bills).
Communicative, takes personal responsibility/accountability, placid, drama-free team-player. Eco-aware: composter, waste minimizer, recycler / repurposer, chemical abhorrent... Natural disposition towards compromising, non-aggressive behaviour and keeps promises/their word.
